Terms and conditions By choosing to book your stay with us, you are agreeing to our established terms and conditions. Please know that these rules are intended to protect you and our home and property. We created a space to give you a comfort like home, and not just another Airbnb. These terms outline the mutual expectations for both guests and hosts and ensure a positive experience for everyone involved. If you have any questions or concerns about our terms and conditions, please feel free to reach out to us for clarification. Kindly Note External Security: - For your peace of mind, surveillance cameras are located around the EXTERIOR of the house. There are 5 outdoor security cameras for the safety of our guests and property. Locations: 1. Doorbell camera on the front door 2. Side overseeing the pool equipment, HVAC, one of the backyard gates 3. Side overseeing the other backyard gate 4. Side overlooking the front windows of the house 5. Carport overlooking the garage door access All cameras are set up where they can monitor potential unwanted entrants into the home. They do not overlook the outdoor patio and pool area for guest privacy. NO cameras inside the home for guest privacy as well. Occupancy - NO ONE under the age of 25 may rent any unit. Any occupant under 25 must be supervised by a parent or legal guardian. Should we find underage occupants in any unit not supervised by a legal guardian or excess number of people (more than listed on rental agreement including babies) you will be asked to vacate the unit and will forfeit your rental amount paid. - People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of the Guest. Additional charges will apply for extra guests ($500/person/night penalty) and/or asked to leave the property as per city ordinance). Maximum of 12 overnight guests (including babies and/or toddlers) are permitted. Early Check-in & Late Check-out We’re unable to guarantee early check-in or late check-out at this time due to our cleaning and preparation schedule. Our cleaning team needs the full time between bookings to ensure the home is thoroughly cleaned and ready for the next guest. If available, we may be able to accommodate an early check-in or late check-out for a **$200 convenience fee** to cover additional scheduling and staffing needs. Please inquire in advance, and we’ll do our best to let you know if it’s possible. LIABILITY OWNER/HOST ASSUMES NO LIABILITY for any injury resulting from any dangerous or defective conditions existing on this property. Should any such conditions be observed by guests on the property, guests shall notify the host immediately. Guests assume all responsibility for any loss of personal property while in the unit. Pool & Safety Notice No glass product whatsoever in or around the pool. Our pool is serviced weekly. We make every attempt to keep the pool as clean as possible, but it is not unusual to find unexpected debris or some mineral stains in the pool because it's located outdoors. Guest has been advised that the house is not equipped with (1) a pool safety fence/barrier, (2) a pool safety cover, (3) an exit alarm on main door and windows providing access to the pool, nor (4) a self-closing and self-latching device on all doors providing direct access to the pool. Host has warned guest of the danger’s to guest’s children due to no safety equipment being present. Guest hereby releases, waives and indemnifies host, owner, his heirs, successors and assigns (“Releasees”), from all liability for any physical injury or death to guests, guests’ children, and invitees that results directly or indirectly from the use of the pool on the Premises. Guest further agrees to save and hold Releasees harmless from any loss, liability (accidental or otherwise), attorney’s fees, damage or cost that Releasees may incur arising out of or related to the use of the by the guest or its invitees. Adult Supervision Children must be supervised by adults at all times, both inside and outside of the house. We have tried to child proof many aspects of the house but it is not fully child proof as we’re keeping a large age range in mind, so please watch your children at all times. The pool access has a loud ring chime when you open the door. This helps people know that someone is going out towards the pool or the outdoor patio table with the built-in fire pit and grill area. Pool settings Settings are all scheduled. Pool heater is available during cooler months from Nov to March. When pool heat is on, it is set to 85 degrees, however, pool temps cannot be guaranteed. Outside temperatures will play a huge factor against the pool heater. Pool water is heated as it's being filtered, unlike a hot tub. Storms In case of a storm or hurricane, no refunds outside of policy will be given unless: - The state or local authorities order mandatory evacuations in a “Tropical Storm/Hurricane Warning area” - Refunds will be issued for only days the State and Local authorities enforce a “Mandatory Evacuation” in a “Tropical Storm/Hurricane Warning Area.” - Utilities including internet, water, power/electricity are not guaranteed to stay on during storms and will be dependent on the utility companies and their service. - All other refunds will be based on a set refund policy. Parking Lots of visitors rent and drive their car to the area. We ask that all vehicular parking be in the driveway and under the carport. The garage is not available to use for parking. If you have an RV or boat, please park on the right-side of the driveway. No parking on the front yard please. Outdoor patio and grill - Please ensure that you’ve turn off the gas valve securely to the grill and patio table after each use - Please cover the grill and patio when not in use - The guest is responsible for cleaning the grill after use. - No open fires permitted anywhere on the premises except for the outdoor table with the built in fire pit. Music & Noise: Parties/Events are not allowed. No rowdy or loud music at any time. Quiet Hours: You are vacationing in a residential area and quiet hours are from 11:00pm to 7:00am. Noise levels are strictly enforced after 11pm. Per city ordinance, maximum permissible noise levels are 65 decibels between 7am and 11pm. Maximum permissible noise levels between 11pm and 7am are 50 decibels. Guests are responsible for any fines if police are called. Pets Dogs Only. Up to 2 well-behaved, potty-trained dogs are welcome. (Sorry, no puppies as they’re still too young.) A nonrefundable $100 pet fee per pet will be applied for your stay. This cost goes towards extra cleaning and maintenance to keep our home in the best shape as much as possible between guest stays. Please note that this is not a damage deposit. Backyard is fully fenced in and spacious for dog(s) to go outside around as needed. As much as we love fur babies, we kindly ask that you pick up after your dog(s), not leave them home alone for long periods of time, and to respect our pet policy so we can provide the best experience to all of our guests (before and after). A $300 fine will be added if unapproved pet is found. Backyard is fully fenced in and spacious. No Smoking or Vaping Smoking and vaping are strictly prohibited within the house premises. We kindly request that all guests refrain from smoking or vaping indoors. If you do wish to smoke, we ask that you please keep all doors and windows closed when smoking outside. Please do not allow smoke to blow into the house. This policy includes e-cigarettes as well. For those who choose to smoke, we kindly ask that cigarette butts are properly disposed of. Keeping our surroundings clean and welcoming for everyone is a shared responsibility. A $500 fine will be charged if smoking indoors is evident or cigarette butts are found on the premises. My wife and I can’t say enough about how much we loved Liz’s place! She thought of everything; and I mean everything! Any utensil you can think of, perfectly placed lighting outdoors, extra blankets and pillows, a binder with local recommendations, bathroom essentials, a brand new washer and dryer, and the list goes on. The house was immaculate upon our arrival. The pool averaged 85 degrees everyday, and was incredibly clean. The interior decor was fun, and inviting. We will without a doubt stay with Liz again!

Highly recommend this house. Visiting the area for a baseball showcase at Pirate City. Liz’s house was a convenient location for both exploring the area and easily getting to Pirate City. The neighborhood was nice, quick access to stores and restaurants, and easy travel to numerous beaches. We couldn’t have been happier with the house! Very clean, plenty of room, great instructions for everything, homey and comfortable and stocked with everything we needed to enjoy our visit. The pool was our favorite part of the house, kids spent hours in it. We were in town over Christmas and Liz was so thoughtful and had a tree up and gingerbread house kit waiting when we arrived.

We had the best stay at Liz's house. The house is beautiful, just like in the pictures, everything was clean and super organized. The pool was spectacular and my children enjoyed it very much. The location was great, close to many beaches like AMI and Coquina (15 minutes away), shops, and restaurants. I would definitely love to be her guest again in the future. I 100% recommend this Airbnb.

We booked the location because my son was playing in a soccer tournament in the area. An issue came up and his team had to pull out. Liz was willing to work with us to provide a possible future credit. Luckily my son was able to ref the tournament instead so we were able to keep the original booking. With all that said Liz was SOOOO accommodating and just the best host. Tho place just so comfortable. Amazing king beds that were so comfy, and the heated pool was so serene. I can’t say enough about this stay, it was just wonderful!

My now Fiancée and I had a wonderful experience staying at Liz Choe’s Airbnb. (We got engaged while we were staying here 😊) The space was immaculate, stylish, and very comfortable. Every detail was well thought out, making it feel like a home away from home. Pool Deck was very spacious and clean. The host’s communication was excellent. I would happily book this property again and recommend it to anyone looking for a clean and cozy stay. Ps…….I am a Bourbon/Whiskey drinker and when I saw the Big Rocks (large ice cubes) in the freezer I got so excited, I was just completely blown away 😃. Amazing stay! The place was absolutely spotless. Everything was exactly as described, with thoughtful touches that made us feel right at home. The beds were comfortable, the amenities were well-stocked. The pool was a huge bonus for our family. The neighborhood is very quiet, friendly, and super convenient.
